Here’s what’s driving it:

  • 💼 Jobs: Panasonic’s EV battery plant is bringing thousands of new positions, with growth in logistics, healthcare, and advanced manufacturing.

  • World Cup 2026: Global attention is coming — with downtown upgrades, new hotels, and long-term interest building.

  • 🏗️ Development: Neighborhoods across the city are evolving. But not all equally.

This means: If you’re moving here, the neighborhood you choose is everything.


3. Cost of Living: Not as Low as You’ve Heard

Yes, KC is more affordable than places like Denver or Austin — but prices have shifted fast.

Real story: We bought a 4-bed in Brookside in 2020 for $400K. We sold it a few years later for $615K. And now? You’ll rarely find anything move-in ready under $500K in that area.

  • Johnson County (Overland Park, Prairie Village): Median price = $480K

  • Brookside & Waldo: Historic charm, competitive pricing

  • Yes, you can find $250K–$300K homes, but often not in the most in-demand areas

This isn’t 2015 KC anymore. The market has matured. Be prepared.


4. Neighborhoods Aren’t All the Same

Kansas City is a city of micro-communities.

Here’s how they feel:

  • 🏙️ Urban Core (Downtown, Crossroads, River Market)
    Walkable, creative, younger vibe. Lofts, galleries, nightlife.

⚠️ Trade-offs are real: I’d love to live in Parkville, but my family’s school and social life are rooted in Waldo. A 30-minute commute would mess up our rhythm.

  • Missouri: Park Hill, Liberty, Lee’s Summit = strong options

Our family chose private school after navigating KCMO’s public options — a personal choice, but one many families face.

🚓 Crime
It’s very block-by-block. One street can feel peaceful, the next… not so much. Stay informed, drive the neighborhood, and talk to locals.


7. KC’s Lifestyle (Why People Stay)

Now for the good stuff.

KC has a slower, kinder pace than most big metros. Strangers greet you. Diner waitresses call you “hon.” It’s… nice.

And beyond BBQ (which is fantastic), the city’s culture thrives:

  • 🎭 Arts: Nelson-Atkins, Kauffman Center, jazz legacy

  • 🍽️ Food: James Beard chefs, breweries, hidden gems
