Waldo offers something rare in Kansas City: true walkability combined with neighborhood charm. When I say "Old OP," I'm referring to everything north of 95th Street. These older neighborhoods feature ranches, colonials, and Cape Cods with real personality compared to the massive new builds further south.
The value equation: You're saving nearly $150,000 compared to the rest of Overland Park while staying in the same city. The main differences are schools (Shawnee Mission vs. Blue Valley) and square footage.
Downtown advantage: Old OP benefits from one of the metro's best downtowns, which is only getting better. The city is investing $34 million in renovating the farmers market and surrounding plaza, creating indoor vendor spaces, outdoor hangouts, concert venues, and community gathering spots.
